Schedule Periodic Professional Tune-Ups in Orange County

A tune-up on this equipment is really one job with several smaller ones attached, and the main job is the condenser. Every built-in in South Orange County pulls its cooling air through a grille, and what that air carries depends entirely on where the house sits. Three streets from the water at Dana Point Harbor or the San Clemente pier it carries salt, which settles on aluminum fins and corrodes them into a white crust that looks like dust and behaves like insulation. Farther inland it carries ordinary dust and pet hair, which cleans off easily and does the same damage more slowly.

What this covers in Orange County

A scheduled visit covers the condenser and the whole airflow path, the door gaskets and hinges, the drain line and evaporator pan, the water path on any unit that makes ice, and a calibrated temperature check in each compartment instead of a glance at the display. We do this on Sub-Zero built-ins, columns, all-freezer units, PRO series, wine storage and undercounter cabinets, in Dana Point, San Clemente, Monarch Beach, Capistrano Beach, San Juan Capistrano, Laguna Niguel, Ladera Ranch, Las Flores, Talega and Coto de Caza.

  • Condenser cleaned by hand with a soft brush, never blown out or pressure washed
  • Fin corrosion assessed and shown to you rather than described
  • Condenser fan blade, hub and bracket checked for salt damage and imbalance
  • Door gaskets checked for set, cracking and magnetic pull
  • Drain line and evaporator pan cleared ahead of the season they block in
  • Ice maker water path, cartridge age and fill quantity verified
  • Compartment temperatures confirmed against a calibrated probe
  • Undercounter and beverage cabinets checked for airflow choked off by cabinetry

Salt corrosion does not present the way dust does. Dust sits on the face of the coil and brushes away. Salt gets into the aluminum itself, swells it, and closes the gaps between the fins from the inside, so a coil can look reasonably clean and still be passing a fraction of the air it was built for. The other place it shows is hardware. Sheet metal screws holding a grille or a fan shroud seize solid, and a fan hub picks up enough deposit on one side to run out of balance and hum through the cabinetry. Both are ordinary to deal with while they are small. Both turn a condenser clean into a fan motor and eventually a compressor if they are left through another few summers.

The fridge side kept drifting warm every afternoon and came back fine by morning, so I had half convinced myself I was imagining it. He came out the same day, pulled the lower grille and showed me the fins crusted white with salt off the harbor. Cleaned, and it has held since.

Called on a Sunday night about water pooling under the built-in and someone actually picked up. Next morning he found the drain iced shut, cleared it properly, and put a level across the cabinet because it had tipped forward over the years. Ran the dispenser before he left.

The wine cabinet we put in during the remodel held its top zone and crept up on the bottom one all summer. Two other outfits had been out and both wanted to sell me a board. He took the reading down at bottle level and it was the fan in that zone.
